Who owns that property?

There is a good way to get the answer for this question: ask Land Registry. HM Land Registry keeps records of all the registered properties in England and Wales including name and address of the owner, charges and covenants. They often keep records of previous sales if the property was sold after 2000. Most often needed title documents are the Title Register and Title Plan but plenty of other information is available. You can obtain registered leases, old title deeds and you can check the day list entry for pending applications.

The Title Register is the main document outlining the fundamental details of a property and is one of the two documents of Title. This official document is required for every registered property in England and Wales. This documents can answer the question 'who owns that property'. The Title Register contains the following information:

· Owners Name and Address

· Tenure (such as leasehold or freehold)

· Mortgages or registered charges

· Registered interests

· Price paid if sold since 2000

· Details or references to any covenants

· Rights of way and easements

· Other rights

The Title Register should be used in conjunction with the Title Plan.

The Title Plan is the other main document of title and shows an outline of the property and its location in relation to the surrounding properties. It may contain coloured markings referred to in the Register (for rights of way etc) and boundary markings. It is the official filed plan with the title register. The title Plan contains the following information

· General guide of boundaries

· Lands orientation relating to north

· Indications of specific easements and rights
